What the code looks at
What makes a door accessible
The accessibility standard checks a handful of things at an entrance. When one is off, the door reads as non-compliant even if it works fine.
- Opening force. An interior door should open with no more than about five pounds of push or pull. A door that’s too heavy usually comes down to the closer.
- Threshold height. The threshold should sit low, no more than about half an inch, and be beveled so a wheel rolls over it.
- Closing speed. The closer has to sweep the door shut slowly enough that it doesn’t catch someone crossing it.
- Operable hardware. A lever, push bar or pull that works without a tight grasp or a twist of the wrist, not a round knob.
- Clear width and clearance. Enough clear opening and room to maneuver at the pull side.
What we do
Correcting the door, not replacing it
Most of the fixes are hardware and adjustment, not a new door.
- Closer adjustment or replacement for force and speed
- Low-profile, beveled thresholds
- Lever handles and compliant pulls
- Door operators where a manual door can’t meet the force
- Re-hanging and squaring a dragging door
- Compliant exit and panic hardware
Who needs it
When this comes up
ADA door work usually lands on a public-facing business: a tenant improvement or remodel that has to pass inspection, a new lease that puts compliance on the tenant, a complaint or an audit, or an owner who wants the entrance right before it becomes a problem. Retail, offices, medical, restaurants and strip-center suites all see it, often alongside other commercial glass work on the same tenant improvement.
How we start
We walk the doors first
We check the doors, measure the opening force and the thresholds, look at the hardware and the closers, and tell you which doors are out and what each one takes to fix. Then you get a straight quote on the corrections. We’re licensed Nevada C-8 with an unlimited bid limit, so a single storefront or a whole portfolio is the same to us.
