Window replacement cost / Las Vegas
How much does it cost to replace the windows in a house
No two houses price the same. The count, the glass package, the frame material and the install method all move the number, and a whole-home job costs less per window than doing them one at a time.

Overview
The short answer
The cost of replacing every window in a house comes down to how many you have, the glass package and the frame material, so there’s no single sticker price that fits every home. Per-window cost comes down on whole-home jobs, since it’s one mobilization instead of several. A 10-window job isn’t simply ten times a one-window job. The rest of this page breaks down what moves the number so you can see where your house falls, then we measure and put the real figure in writing.

Cost drivers
What drives the price
- Glass package. Dual pane, low-E, argon, laminated. Each step up adds cost and cuts solar heat gain. A standard dual-pane runs an SHGC of 0.60-0.70, low-E 0.25-0.40; aim for 0.30 or below in this valley.
- Frame material. Vinyl is the value choice; fiberglass and wood-clad cost more.
- Install method. A retrofit into the existing frame costs less than full-frame new construction. See Retrofit Windows.
- Access. Second-story and hard-to-reach windows take more labor.
- Disposal. Hauling the old windows away, usually included, sometimes not.
Window types
Types of replacement windows
- Single-hung. One sash slides up.
- Double-hung. Both sashes slide and tilt in to clean.
- Slider. Sashes glide side to side.
- Casement. Cranks open, seals tight.
- Picture / fixed. Doesn’t open, most glass for the money. See Is a Fixed Window Cheaper?
- Bay/bow. Projects out for a wider view.

Anatomy
Window anatomy: what the parts are called
Handy when you’re getting quotes and want to know what a contractor is talking about.
- Sash. The moving frame that holds the glass.
- Stile. The vertical sides of the sash.
- Rail. The horizontal top and bottom of the sash.
- Jamb. The vertical sides of the main frame.
- Beading (glazing bead). The strip that holds the glass in the sash.
- Weatherstripping. The seal between the moving sash and the frame.
- Balance. The spring mechanism that holds a hung sash open.

Save money
Where people overpay
- Buying more glass than the room needs. A picture window where a smaller one would do costs more for no benefit.
- Whole-home when a phase would do. Replace the hot west and south sides first if budget is tight.
- Paying for a brand name. The glass package matters more than the label for your power bill.
- Skipping the low-E. The cheapest window isn’t the cheapest to run in a Las Vegas summer.
