Sometimes the glass is the problem. Sometimes the window is.

Replace the window when the frame is failing, when the sash won’t seal no matter what you do, or when a single pane is costing you a fortune to cool. Below that line, a repair is the cheaper, smarter call, and we’ll tell you so.

Window types we install

We install the full range. Each one suits a different opening and a different budget.

  • Single-hung. One sash slides up. The plain, low-cost workhorse.
  • Double-hung. Both sashes slide and tilt in to clean. Best for two-story homes.
  • Slider. Sashes glide side to side. Good for wide openings and easy to operate.
  • Casement. Cranks open like a door. Seals tight, good for wind-driven rain.
  • Picture and fixed. Doesn’t open. The most glass for the money and the tightest seal. See Is a Fixed Window Cheaper?
  • Bay and bow. Projects out from the wall for a wider view and a shelf inside.

Glass packages

The glass is what your power bill feels

The frame holds the glass. The glass is what your power bill feels.

  • Dual pane. Two panes with a sealed air gap. The baseline for a Las Vegas house. Cuts heat transfer hard against a single pane. See Dual Pane Replacement.
  • Low-E. A microscopic coating that reflects heat back outside. This is the one that matters most in the desert.
  • Argon fill. Gas in the gap instead of air. Slows heat further.
  • Tinted. Knocks down glare and solar gain on west-facing glass.
  • Laminated. Two panes bonded to a middle layer. Cuts noise and holds together if it breaks.

A dual-pane, low-E package on a west-facing wall takes real load off your air conditioner. On the NFRC label it comes down to SHGC, the solar heat gain coefficient. A standard dual-pane window lets through about 60 to 70% of the sun’s heat (SHGC 0.60 to 0.70); a low-E coating cuts that to roughly 25 to 40% (SHGC 0.25 to 0.40), and in this valley you want 0.30 or below. How it goes in

Retrofit or new construction

There are two ways to put a window in, and the difference decides the price.

A retrofit window sets into your existing frame. We pull the old sash and glass and fit the new unit inside what’s already there. No stucco cut, no drywall work, faster and cheaper. It’s the right call for most Las Vegas homes built with the frame still sound.

A new-construction window goes in when the frame is being replaced too, or on a remodel where the wall is open. It ties into the framing with a nailing fin, so it means cutting into the exterior.

Frame materials

The frame has to live in 120-degree summers

Here’s how each one holds up.

  • Vinyl. Doesn’t rust, doesn’t need paint, insulates well. The common Las Vegas choice for the money.
  • Aluminum. Strong and thin-framed for more glass, but it conducts heat, so look for a thermal break. See Aluminum vs Vinyl Windows.
  • Fiberglass. Stable in heat, barely expands and contracts, long life. Costs more up front.
  • Wood-clad. Wood inside, weatherproof skin outside. The high-end look, the most upkeep.

What it costs

A real number, in writing, after we measure

Most companies here won’t give you a number until they’re standing in your living room. We’ll give you a real one too, but we put it in writing.

What you pay depends on the type of window and the glass package. A basic single-hung retrofit sits at the low end; a larger picture window or a bay costs more. Per-window cost comes down on whole-home jobs, since it’s one mobilization instead of several. A 10-window job isn’t simply ten times a one-window job. We price the actual openings when we measure, and the written quote is the number, with no teaser to walk back.

Energy-efficient windows sometimes qualify for a utility rebate. Programs change year to year, so check what’s live now at nvenergy.com. If a rebate applies to your low-E or dual-pane upgrade, we give you the paperwork the program wants.

The process

From measure to cleanup

  1. Measure.We come to the house, measure every opening, and talk through types and glass.
  2. Quote.You get a written quote with the openings, the products and the price.
  3. Order.We order the units. Fabrication runs 3 to 5 business days from order to the glass arriving. Vendor delivery drives the schedule, so we confirm a firm date at measure.
  4. Install.The crew pulls the old windows and sets the new ones. Most whole-home jobs are done in under a week, faster for a few windows.
  5. Cleanup.We haul the old windows away and leave the site clean.
  6. Warranty.We register the manufacturer warranty and hand you the paperwork. Labor is warrantied one year; the manufacturer warranty varies by product line, and you’ll get the exact terms with your quote.

Phasing

Whole-home or partial

You don’t have to do the whole house at once.

Plenty of customers replace the west and south-facing windows first, because that’s where the heat comes in, then do the rest the next year. We’ll phase it with you. Doing the whole home in one job usually prices better per window, and we’ll show you both numbers so you can choose.

Do I need a permit?
A like-for-like window replacement usually doesn’t require a permit, but we confirm with Clark County before we order. Changing the opening size is different. That can need one, and we handle it when it does.
What’s the difference between retrofit and new construction?
