ADA Door and Glass Compliance for Las Vegas Commercial Properties

If you own or manage a commercial property in Las Vegas, ADA compliance for your doors and glass is not optional — it is federal law. Non-compliance exposes you to lawsuits, fines, and loss of business licenses. Yet many Las Vegas business owners are unaware of the specific requirements or are operating with doors installed before current standards took effect.

Key ADA Door Requirements

The Americans with Disabilities Act sets specific standards for commercial doors that affect glass and hardware selection:

Clear Width

All public entrance doors must provide a minimum 32-inch clear opening width when the door is open 90 degrees. For double doors, at least one leaf must meet this requirement independently. This measurement is from the face of the door to the opposite stop — not the frame width, which is larger.

Opening Force

Interior doors must open with no more than 5 pounds of force. Exterior doors have no specific force limit under ADA, but state and local codes may impose limits. Fire-rated doors follow the authority having jurisdiction. If your current doors require excessive force, closer adjustment or automatic door operators may be needed.

Hardware Requirements

Door hardware must be operable with one hand without tight grasping, pinching, or wrist twisting. This means lever handles or push/pull bars — not round knobs. Panic hardware (crash bars) on exit doors must be mounted between 34 and 48 inches above the floor. Hardware must also be usable without tight grasping, which affects glass door handle selection.

Threshold Height

Door thresholds cannot exceed 1/2 inch for sliding doors or 3/4 inch for other door types. Thresholds above 1/4 inch must be beveled with a slope no steeper than 1:2. This is frequently violated in older Las Vegas commercial buildings where settling has shifted door frames.

Automatic Door Requirements

While ADA does not require automatic doors, if you install them, they must comply with ANSI/BHMA A156.10 standards. Sliding automatic doors must have a minimum 36-inch clear width. Swing-type automatic doors must have safety sensors to prevent contact with users.

Glass-Specific ADA Considerations

  • Vision panels — Glass doors and sidelites in accessible routes must have vision panels that allow visibility from both standing and wheelchair height. The bottom of the vision panel should be no higher than 43 inches above the floor.
  • Safety glazing markers — Full-height glass doors and panels must have visible markings (etched lines, decals, or mullions) between 34 and 48 inches above the floor so they are detectable by people with low vision.
  • Glass wall identification — Floor-to-ceiling glass walls adjacent to walking paths must be marked to prevent walk-through collisions.

Common Violations We See in Las Vegas

After decades of commercial door work across the Las Vegas valley, these are the ADA violations we encounter most frequently:

  • Door closers set too tight — The most common and easiest to fix. A simple closer adjustment can bring you into compliance in minutes.
  • Round door knobs on public entrances — Must be replaced with lever handles or push/pull hardware.
  • Insufficient clear width — Often caused by added weather stripping, display fixtures near doorways, or door stops that reduce the opening.
  • Missing safety glazing markings — Unmarked glass doors and sidelites are both an ADA issue and a liability hazard.
  • Panic hardware mounted too high or too low — Must be within the 34–48 inch range.

Cost of ADA Upgrades

Most ADA door compliance issues can be resolved for relatively modest costs:

  • Door closer adjustment: $75–$150 per door
  • Hardware replacement (knobs to levers): $150–$400 per door
  • Panic hardware installation: $300–$800 per door
  • Automatic door operator installation: $2,000–$5,000 per opening
  • Full ADA-compliant door replacement: $1,500–$4,000 per opening

Compare these costs to the average ADA lawsuit settlement of $15,000–$50,000, and compliance becomes an obvious investment.
