Fire Rated Glass for Las Vegas Commercial Properties
Fire rated glass is required by building code in specific locations within commercial buildings — stairwells, corridors, fire separation walls, and exit paths. Understanding the requirements, product options, and costs helps Las Vegas property owners and contractors make informed decisions during construction and renovation.
Where Fire Rated Glass Is Required
Clark County and the City of Las Vegas adopt the International Building Code (IBC), which mandates fire-rated assemblies in these locations:
- Stairwell enclosures — All enclosed stairways in buildings over two stories require fire-rated walls and any glass within those walls must carry a matching fire rating
- Corridor walls — In many occupancy types (office, healthcare, education), corridor walls separating tenant spaces must be fire-rated
- Fire barriers and fire walls — Walls separating different tenants, occupancy types, or fire areas
- Doors in fire-rated walls — Any door opening in a fire-rated wall must have a fire-rated door assembly, including any glass vision panels
- Exterior walls near property lines — When buildings are close to lot lines, exterior walls and openings may require fire ratings
Fire Rating Categories
Fire ratings indicate how long the assembly withstands fire exposure during testing:
- 20-minute — Common for corridor doors and borrowed lite windows in lower-risk applications
- 45-minute — Standard for corridor walls and doors in most commercial occupancies
- 60-minute (1-hour) — Required for stairwell enclosures in buildings three stories or less, and for many fire barriers
- 90-minute — Stairwell enclosures in buildings over three stories and some fire wall applications
- 120-minute (2-hour) — High-hazard separations and fire walls between separate buildings
Types of Fire Rated Glass Products
Wired Glass
The traditional option — glass with embedded wire mesh. Wired glass is the most affordable fire-rated option but has limitations. It is not considered safety glass (the wire can cause more severe injuries if broken), so its use is increasingly restricted by code. It is being phased out of many applications in favor of safer alternatives. Still acceptable in some locations where impact safety is not required.
Ceramic Glass (Glass-Ceramics)
High-performance fire-rated glass that withstands extreme temperature changes without breaking. Available in ratings up to 3 hours. Ceramic glass is clear, does not contain wire, and meets safety glazing standards. It is the go-to product for fire-rated doors and sidelites in modern construction. Brands include Pyran and FireLite.
Intumescent Laminated Glass
Multi-layer glass with intumescent interlayers that expand and turn opaque when exposed to fire, creating an insulating barrier. This is the only glass type that provides both fire resistance and radiant heat protection (called a “fire-resistive” rating versus just “fire-protective”). Required in locations where occupants on the non-fire side need protection from radiant heat, such as large vision panels in stairwells. Available in ratings up to 2 hours.

- Ceramic glass (20-minute rating): $40–$70 per square foot
- Ceramic glass (60-90 minute rating): $60–$120 per square foot
- Intumescent laminated glass: $80–$200+ per square foot
- Fire-rated door assemblies (complete): $800–$3,000+ per opening
Note: fire-rated glass must be installed in listed and labeled frame assemblies. You cannot simply put fire-rated glass in a standard frame and call it compliant — the entire assembly (glass, frame, glazing materials, and hardware) must be tested and listed together.
