Here’s what causes foggy windows, why DIY fixes don’t hold up, and what actually works to solve the problem permanently.
Why Windows Get Foggy
Modern dual-pane windows use two sheets of glass separated by a spacer bar, with the space between filled with an insulating gas — usually argon. The edges are sealed with a combination of desiccant (to absorb trace moisture) and sealant compounds that keep the unit airtight.
When that seal breaks down, the insulating gas leaks out and humid air enters the cavity. The desiccant eventually becomes saturated, and moisture begins condensing on the interior glass surfaces. That’s the fog you see — trapped condensation that no amount of cleaning can reach.
Once the seal has failed, the process is irreversible. The desiccant won’t regenerate, the gas fill is gone, and the moisture will continue cycling between visible fog and temporary clearing as temperatures change throughout the day.
Why the Las Vegas Climate Makes It Worse
Las Vegas is one of the hardest environments in the country on window seals. The combination of extreme heat (115°F+ summer surface temperatures on west-facing glass), intense UV radiation that degrades sealant compounds year-round, dramatic daily temperature swings of 30-40°F that cause constant expansion and contraction, and low humidity that dries and cracks sealant materials over time creates a perfect storm for accelerated seal failure.
South- and west-facing windows take the most punishment. In developments built across Henderson, Summerlin, and the Las Vegas Valley during the 1990s and 2000s building boom, thousands of homes are now reaching the 15-25 year mark where seal failures become widespread. It’s not unusual to see multiple failed units in the same home, especially on sun-exposed elevations.
DIY Fixes — Do They Work?
Search online and you’ll find suggestions ranging from drilling holes and using a hair dryer to inserting desiccant packets between the panes. The short answer: none of these produce lasting results.
Drilling holes in the glass compromises the structural integrity of the unit and voids any remaining warranty. Even if you manage to clear the fog temporarily, moisture returns within weeks or months because the fundamental problem — a broken seal with no insulating gas — hasn’t been addressed. The holes themselves become new entry points for moisture and contaminants.
Anti-fog sprays and films applied to the exterior surfaces might mask the appearance slightly but do nothing about the moisture trapped inside the unit. They also have no effect on the lost insulating value.
The bottom line: there is no DIY fix that restores the performance of a failed insulated glass unit.
Professional Foggy Window Repair Options
There are two professional approaches to foggy windows, and they produce very different results.
Defogging (temporary fix): Some companies offer a defogging service where they drill small holes in the glass, pump out the moisture, inject a cleaning solution, and reseal the holes. This clears the visible fog and can improve appearance for 1-3 years. However, it does not restore the argon gas fill, does not replace the failed seal, and the fog almost always returns. It’s a cosmetic fix, not a performance fix.
IGU replacement (permanent fix): The permanent solution is replacing the insulated glass unit entirely. This means removing the failed dual-pane unit from your existing window frame and installing a brand-new sealed unit with fresh desiccant, new sealant, and argon gas fill. Your window frame stays in place — only the glass unit is replaced.
For most Las Vegas homeowners, IGU replacement is the clear winner. It costs more upfront than defogging but actually solves the problem, restores full insulating value, and comes with a new warranty on the sealed unit.
Cost of Foggy Window Repair in Las Vegas
Defogging services typically cost $75-$150 per window. IGU replacement ranges from $150-$400+ per window depending on the size, glass type, and any upgrades (such as Low-E coating or laminated glass).
When multiple windows have failed — which is common since windows on the same elevation tend to fail around the same time — the per-unit cost comes down. Replacing 5-10 units in a single visit is significantly more cost-effective than addressing them one at a time over several years.
For homes where the failed windows are also underperforming on energy efficiency, upgrading to higher-performance Low-E glass during replacement can reduce cooling costs enough to offset the investment within a few years — especially on west-facing windows in Las Vegas.
How to Prevent Future Fog
You can’t prevent seal failure indefinitely — all IGUs have a lifespan. But you can maximize that lifespan by choosing quality replacement glass with proven sealant systems rated for desert climates, ensuring professional installation with proper glazing techniques that don’t stress the seal, considering exterior shading (awnings, solar screens) on south- and west-facing windows to reduce thermal stress, and selecting Low-E glass options that reflect more heat and reduce the temperature differential across the unit.
